Customer Requirements:
The client contacted Bridge FM regarding ongoing water ingress issues during heavy rainfall, resulting in frequent leaks within their building.
Due to the lack of internal access to the roof, an external inspection was necessary to identify the source of the problem and implement a solution.
Action:
To address the client's concerns, we scheduled an external inspection using a Mobile Elevated Work Platform (MEWP) to access the roof.
During the inspection, it was discovered that the gutters were not draining properly due to inadequate maintenance.
As a result, we have established a schedule for regular inspections to ensure proper maintenance going forward.
Furthermore, we identified that the gutter linings were in poor condition and the symphonic roof drainage system was not efficiently clearing rainwater.
To rectify this issue, future works have been planned to monitor the roof and gradually replace the gutter linings in accordance with the client's budgetary constraints.
By proactively addressing the maintenance needs of the client's roof and implementing a strategic plan for ongoing monitoring and improvements, we aim to mitigate the risk of water ingress and ensure the long-term integrity of the building.
